A roof certification is a written, dated report on the current condition and remaining serviceable life of a roof, prepared by an inspector who actually examined it. Lenders ask for one before funding an older home. Buyers and sellers use it to settle the roof question before closing instead of arguing about it after. Insurance carriers increasingly ask for proof of roof condition before writing or renewing hurricane and homeowners coverage on older Oahu roofs. HOAs and property managers order them to plan ahead. Different requesters, same underlying question: how much life does this roof have left, in writing, from someone qualified to say.
Every certification starts with a full physical inspection, not a windshield opinion. We fly a drone for complete coverage of every slope, edge, and penetration, walk the roof where it is safe for the material, and check the attic where access allows for signs of leaks, past repairs, and deck condition. We document material type and age indicators, flashing and penetration condition, prior repair work, and any active or developing problems, with dated photos behind every observation. Hidden leaks get called out before they become the next owner's surprise. If we find something that needs attention, the report says so plainly; if the roof is sound, it says that too.
The deliverable is a clear PDF report: photos, findings, the roof's estimated remaining serviceable life, and repair recommendations where they apply. It is written to drop cleanly into an escrow file, a lender packet, an insurance renewal, or an HOA submission. It is a professional condition report, not a warranty, and that is exactly what lenders and carriers are asking for.
We are an independent roofing consultant, not a contractor bidding to win the repair work the report might generate. That independence is the point: nobody reading the report has to wonder whether the findings were shaded to sell a job. When repairs are needed, we can coordinate them through licensed contractor partners, but the report stands on its own either way.
